Project: Sale of Medical Facilities consisting of a 50-unit Assisted Living Facility (Park Place) and Cedarview, a former 108 bed Skilled Nursing Home on approximately 4.22 acres at 125 East Park St. and 1409 S. Cedar Avenue, Owatonna, MN

Description: Park Place, Assisted Living Facility, was constructed in 2000/2001 at 125 E Park Street, Owatonna, MN as a two-story wood frame structure. The facility is 47,000 sq. ft. plus a 1,600 sq. ft. reflection room. Park Place was connected to Cedarview when constructed in 2001.
Cedarview was constructed in 1971 and 1973 as the County’s Skilled Nursing Home with a capacity of 108 beds and 47,710 square feet. The structure is a brick faced two story facility with an elevator from the basement to the second level. The facility is equipped with a full kitchen.
The property is zoned as R-6 – High Density Residential.
Bids Due: Sealed Bids for the Sale of the “Medical Facilities” will be received until Thursday, December 6, 2018 at 10:30 a.m. by the Steele County Board of Commissioners at the Office of the County Auditor, Steele County Administration Center, 630 Florence Avenue, Owatonna, MN 55060. The Bid Envelope should be marked – “Bid for Purchase of Medical Facilities”.
Bids will be opened and publicly read in the Steele County Administration Center Boardroom.
Steele County is offering for Sale the “MEDICAL FACILITIES” IN ONE BID in an “AS/IS’ condition with no express or implied representations or warranties by the County as to physical conditional or fitness or suitability for any particular purpose. Only one bid is permitted for the “Medical Facilities”; no conditions.
Owner reserves the right to reject any or all proposals.

Property: The property has completed preliminary plat approval by City Planning Commission & City Council. The site consists of 4.22 acres less the access easements to Steele County for road, parking, and maintenance purposes. The final plat approval will commence with the successful bidder.
Bid Security: The successful bidder shall be prepared to wire $250,000 to the Financial Institution the Steele County Treasures designates following bid award. The wire must be made within three (3) business days of the award. The amount of the bid security will be deducted from the bidders total bid at Closing.
Post Award: Based on Steele County award, the Bidder should proceed with the permitting process with Dept. of Health and any other agency. Closing will take place on or about March 1, 2019.
Consideration: Each Bidder should include in the bid how they will operate the Assisted Living Facility, since it is home to many Steele County Residents. The Residents have met with Board Members regarding the sale of Park Place and are concerned about their future care and rates.
The County Board would appreciate a list of your assisted living facilities in the area. The Board would also like to arrange a meeting with Park Place staff and interested residents following bid award.
